strong point: Nice staff and efficient service. Ideal seat and spacious room, large terrace and beautiful view.low point: clean bedding (mattress affesser, with oreoles pillow, bed covers very very dirty), very dirty soil, Web Spiders, hair and hair in the bathtub, cendriller not empty, glass evil clean or not cleaned and Sun damaged and heavily soiled tops. And the kitchenette is very limited (no place to ask the brewer or a dish, dishwasher waste and almost non-existent, with barbershop fridge break). The water flow is very very low glère to take a shower!Finally one of the lift is staying down the stay and the second is also break down the day of departure (verdict several go back on 7 floor with baby children and suitcases!)

Pros: Great staff,clean rooms with kitchennete facilities,good local,excellent value.
Cons: Only to say the directions was a bit hazy as we had bit of a prob searchin on the streets with bags and all as the easier directions would have been ; take the bus along the promenade de anglais, get off at station at magnan,walk across the street, take immediate left nd the hotel is situated two buildings down on the right
