Very polite and helpful staff throughout the hotel. the breakfast great, even by us standards.
Not a negative for this specific hotel but for all the hotels in rome. the website pics only depict the superior or executive rooms. my roomy was quite surprised to see the cramped size of our standard room. i lived in europe for ten years, so knew what to expect. hotels might have fewer negative reviews if they gave the us travelers a visual representation of what they're in for before they arrive. also to clarify a "poor" rating i gave earlier for "value for the money". this is not a reflection of the hotel but of the horribly overpriced hotel market in rome. understandable because of it's popularity as a tourist stop, but still horrible compared to the rest of italy.

This is a good hotel in rome, just a quick 1 minute walk around the corner and your at the vatican museums. close to metro lines and bus station. local restaurants available. hotel staff were very friendly and helpful, maids never disturbed us and checked rooms twice a day. clean towels and bedding every day. breakfast was really good with a good varity of choice. very pleased with our stay here and would recommend.
Only two things....the hotel is in a quite area of rome which is good in the day but for us, we wanted a bit of evening life, but bars and nightlife were just a 5 minute taxi ride away which cost around 10 euros. and the second thing...i would advise not to eat an evening meal at the hotel, this isn't their strongest point..cheap but microwaved food. not really a problem though when restaurants are nearby.

Small restaurant but food, service and selection was excellent. very helpful staff at desk, rooms, bath were spotless and was fortunate to have a wonderful balcony. situated in old rome was 1 1/2 blocks from the vatican. other restaurants very close. general impression was positive.
I wish that the rooms had been warmer in color and had carpeting. felt rather institutional. also their elevator was rather worrisome as it bounced a lot giving some concern but was at times a source of a few bits of laughter. small concerns at best.

Excellent location 2 mins from the vatican steps. staff were v friendly - we booked outward and return taxi to airport 50e each way good value. breakfast fantastic lots of choice sets you up for the morning. i travelled with my sister and we will definately stay at the spring house again.
We checked with reception about what was included in the mini bar and were told everything. on the second day all spirits had been removed, when we queried it we were told that only beer and soft drinks were included - suppose they removed all the spirits because we had'nt drank any the night before. shower really tiny and i am only 5.3 and i struggled - not much space to turn around.
