By train: Once you have reached the Termini station you can catch the metro - line A - direction to Battistini and get off after 6 stops at 'Ottaviano'; the hotel is just a few meters away.By plane: From Fiumicino Airport: Catch the "Leonardo Express" train to the Termini station in Rome and follow the directions above (by train).
From Ciampino Airport: Catch a bus or the terravision shuttle to the Termini station in Rome and follow the directions above (by train).
By car: Take Exit nr. 1 from the G.R.A. - Via Aurelia - direction city centre and once in Piazza Irnerio continue. After the entry of the Vatican Museums turn left by Leo IV, continue on Via della Giuliana and turn left in Via Bu Meliana, where the B&B is located.

Cons: We had a later flight and hotel was unwilling to store luggage. we were however able to store at the termini station for a fee.
Cons: We didn't mind walking to the cafe on the corner for breakfast and didn't mind it was coffee and a choice of croissant but some might. cafe nice and clean and friendly. bear in mind this is within an apartment block and hence there is no restaurant and reception is only manned some mornings. the fancy shower didn't work - the standard did. we couldn't turn our radiator down because it was broken but we put the silent air con on to counter it.
Cons: We did not realise that the b & b was a small part of a big building of office and appartments. beakfast was served accross the street in a cafe and was very poor. also we were not aware of how far the b&b was from the main tourist attractions.
Cons: The "breakfast" aspect of this "bed and breakfast" included walking to a cafe and being allowed to pick out one pastry and a glass of juice. it was not at all what i was expecting. also, the "staff", which consisted of one woman at the front desk, was never present. i had to call her on her cell phone to let us into the bed and breakfast from a roman's cellphone. she was never present at night hours, and the room was very inaccessible.

Cons: The television kept turning on at 2 am every morning. we would wake up and have to turn it off. also, the directions to find the hotel were vague and we had a lot of trouble finding help to get there. the instructions should be precise especially since it is in a foreign country.
Cons: They did not have room for us in the main hotel so they transfered us to another 10 minutes away and there room was very noisy. the hotel staff's english was very poor and they was somethimes rude to us.
Cons: We were told that it was "a few meters from the train" and when we got there we could not find it. nobody heard of the street of the hotel either.
Cons: The room smelt a bit damp, bath/shower had no shower curtain so water went all over the floor. hotel has no storage facility for luggage on date of check out.
Cons: Airport transfer was arranged thru the hotel for 45 euro. driver drop us off at a small cafe and asked us to wait. waited for around 15 mins and met up with the hotel chambermaid who can't communicate in english.
walked across the street and got into our room. the room doorlock was spolit after we checked into our room. since we are unable to unlock the door from inside, we shouted for the chambermaid assistance. she cannot communicate in english make matters worse. was locked inside the room for 30mins until another hotel staff arrived and break the door lock from outside.
a really bad experience. will nvr stay in any place without a 24 hour reception.
Cons: Only negatives that we experienced were the musty elevator and the shower didn't get very hot.
Cons: We were a group and the rest of our group had to stay four blocks away as this is only a small b&b , which made organising things a bit more difficult
