Immaculately maintained, clean and with good facilities, this guest house is well located right on the water front beyond St Mark's Square, close to the Arsenale waterbus stop.The owners are pleasant and welcoming. It is near enough to walk to St Marks yet far enough beyond it to escape the madding crowds. There are reasonable inexpensive restaurants nearby.Recommended - but before you go be aware of exactly where it is situated because you could walk right by without noticing it! Some will be disappointed that breakfast is not offered and that final payment by card is not accepted. If this is not an issue for you, you will be happy.

Paolo, our host, was invaluable in assisting with travel and other arrangements at every point. The room gave us THE classic view of Venice. The room was always immaculately clean, and the staff were friendly and helpful. I was asked to think of any negatives when writing my review, but there were none! Thank you, Paolo; and we hope to return next year.
