The staff was awesome, very polite and helpful. the room, although small by american standards, was perfect for just a place to sleep. the location was great, close to metro stop and great restaurants. would recommend for anyone looking for a good deal.
Breakfast was mediocre, with just pastries/croissants and coffee. but adequate for a quick morning bite on your way out.

Best things were the location (the annexe)- good area for value-for-money restaurants etc, perfect for metro location not a 'touristy' area, yet walking distance to the vatican and st peters. service was good, room very clean etc, but i think the main building was probably nicer than the annexe.
arriving late at night and then being moved before we even got to sit down - if we had known we could have taken the taxi straight to the annexe. not a big deal though.

I love the location. breakfast was great.
For a first time visitor to rome, without a taxi or shuttle service i would not have found the place. sign was small and high up.

The rooms are fine, but small. michael, is very friendly upon arrival. rooms cleaned daily and fresh towels daily. on arrival, it appears that you are quite a way from the most popular areas e.g. spanish steps, trevi, pantheon, etc, but it is handy for the vatican, st peter's square. you feel like you are more of a 'local', stepping out into the lovely fresh fruit and veg markets outside the hotel every morning. we even enjoyed going to the cafe a few doors away for breakfast and sitting outside with the locals having their breakfast and watching the world go by.
You can't really call this a 'hotel'. it is one floor in a terraced building also holding locals. you hold your own keys to enter through the large street door and into a rather 'rustic' courtyard. but again, this makes you feel more like a local. saying this, i would stay here again.

Very clean facilities and friendly staff, was very good value for money, it may not be what most uk travellers are used to but was excellent and met my requirements for a short stay ans good location. rome is fantastic.
We were moved from the original location as it was full but this was no problem and i think meant that we had better rooms, in fact these are the rooms i would request if i went back..... which is very possible.

The room was very clean and the staff was very accomodating. they kept our luggage after we had checked out, until it was time to leave for the airport. the hotel is about 5 blocks from the vatican. although the room is a bit small, it is excellent value for the money.

Michele the manager was extremely helpful and informative
Felt that the breakfast was very poor. each day cafe owner offered less than what was on voucher. as i couldnt speak italian tended just to take what was on offered. the hotel would do well just to offer bed without the breakfast which is a waste of time. no glass in bathroom or paper tissues, took 2 days into my stay before a plastic cup appeared. would have been nice to have hairdryer in the room.

When we arrived, hotel vatican holiday was full. it's a b&b... essentially someone's home converted so no reception... you've to look up the bell number. a gentleman was there waiting to meet us at the door... and quoted or names & booking reference. that made me a bit nervous. it's not nice to arrive in a city & be told that you're rooms are taken! but all turned out ok. there was another b&b operated by the same company about 100 metres away. the rooms were clean, reasonably sized & newly refurbished in a contemporary 'boutique' style. so while our initial impression was negative the place itself was great value in a good location.

The recently renovated rooms have a very warm interior. the rooms have a quite luxurious atmosphere which make you feel you're in a much more upmarket place. in terms of value for money i don't think you can do much better than this.
We were housed in the hotel's second location which is a few blocks away from their main address. but taxi-transfer to that place was provided free of charge. the hotel occupies a small part of a large building, which is kind of an odd setup but this seems to be common practice in rome. this does make the hotel harder to find though. the included breakfast is italian style, which means a coffee and one piece of bread. but again, i think this is common in rome.

Staff was very helpful. when we had to change hotels, they walked us down to the new hotel and helped with the luggage. they recommended restaurants in the area. hotel is 10 minute walk to the vatican and very close to the metro station. makes it easy to get around to all the sites.
Didn't have our reservation when we arrived and did not have a room at the hotel for us. we were moved to one of their other locations - which ended up being a nicer room. the next morning we were told we had to move all our stuff back to the original hotel because that room was booked for the night. a bit of an inconvenience! this is not a true bed and breakfast. you receive a voucher to go to a cafe down the street. you can get 1 pastry and either coffee or a latte.

The location of this hotel couldnt have been better, it was 5 minutes walk from the vatican and 1 minute to the metro which takes you to all the tourest attractions. the guy at the hotel micheal was very helpful giving us a map and telling us which transport to take (by the way the metro has only got 2 lines a b) so easy to pop on and off, its 11 euros for a 3 day pass to which you can use all public transport (well worth it)the breakfast is 3 doors away at a little cafe which was coffee, juice and pastry not much but very nice. overall the place was perfect for you to get your head down after a day sightseeing, i would definetly go there again.if traveling from the airport its 45 euros each way in a taxi but the metro is so easy to use it will cost you 4 euros take the metro to the termini line b dget off and take line a to the vatican stop(one last thing make sure you take comfy shoes theres alot of walking to do on the cobbles)
If using a taxi only use the white ones

The hotel or bed and breakfeast which is what it really is actually very well situated if you are interested in the vatican city as it is only 5 mins walk away! the rooms are very nice and quite modern and michael the receptionist is exceptionally friendly and helpful. we used this as a base for a bit of sight seeing and the italy v england 6 nations game! no complaints!
There are zero facilities and the breakfeast is only a coffee and a pastry at a near by cafe, which is fine in one sense coz come lunch time we were hungry enough to try other local dishes on out travels. the hotel is also a fair old trek from the termini which is fine if you like walking or call a cab i guess!

Good location on a bustling street with bars and cafes, but tucked away in a quiet courtyard. staff were very helpful - preparing my room early, letting me store my bag there long after i had checked out, then calling for a taxi, going to the street to see that it had arrived ok, and so on. it was close to the vatican, and i was also able to walk from there to the river and the city centre. i would stay there again if i returned to rome.

Although we were put up in another location as previous mentioned, this was first class. literally next door to the entrance of the underground. area full of small shops and market stalls. plenty of restaurants. walking distance to vatican. rooms small, but clean, warm and comfortable. on the last day, we were allowed to leave our luggage in the room until the evening. can only recommend this place.
We had to move from the original location to another room. the place feels more like an apartment building than like a hotel. some mix up with breakfast the first day, but this was quickly sorted.
