This hotel is very well situated: Paddington is a good place for visiting London thanks to underground. Rooms are very small but clean and every electric appliance work well. Also the shower and the kitchen are ok. There were many rooms in the hotel but unfortunately our room was on the third floor and the small wooden spiral staircase was really exhausting, especially with the luggage.

"Nice and friendly apartments in very good location"
It is the 4. time we went to Lodon and it is the best apartment we ever had for the price. We only went 5 minutes to the busstation, hydepark and underground. Very clean and familiar. We enjoyed our stay. Next time we go to London, we will book the same hotel.

"Great location"
Pros: Great location.
Cons: The room was much smaller than shown in the photos, and although perfectly clean, it had a run-down, tired quality (cigarette burn in quilt cover, walls needing paint, etc.). also, the kitchenette was not brilliantly equipped - one dinner knife, no cutting board, no cutting knife (other than bread knife). the room satisfied our basic needs, but was not the kind of place one wanted to rush home to.

Pros: The staff in the office did their best to help us but had no real power- we arrived later than the check in as we had not realised the difference in time when calculating our arrival and i had forgotten this clause- however the clerk on duty did his best for us- as there were other reservations that were not right too. rooms were serviced daily.
Cons: When when arrived our reservation was not in the system- we were eventually however given a very cramped double room for the night and were moved to a "triple" the next day. were told we would not have to pay for the room that night but we were charged anyway. the "triple" was a double with a camp bed as a third bed for which we paid an extra 35 pounds a night. my son is big for his age (14) and the bed was not comfortable . the room was small and cramped (there were four of us- our daughter is 5 years old) as was the shower. furnishings looked ok but were poor quality and needed attention (rickety table- chest of drawers falling to pieces). the mananagement would do nothing to reduce the price of the room and said all their triple rooms were like this. we were not happy but our card was charged before we talked to the managemnet (julia) and she was most unaccomodating and in fact said it was our fault for arriving 30 min late for check in and that the prices were this high because of wimbledon. very poor service do not reccomend this hotel especially for families.they advertise apartments but i would not rate ther room we had as a triple apartment. (last time i booked a similar place we had a separate bedroom and living area for the same price).
Cons: The hotel staff did ask for 10 £ to look after our luggage, if we leave it for more than 2 hours.

Cons: Do not stay in in room 31: mold in the shower (disgusting!), shower cabin does not close properly so floor gets all flooded therefore tiles are loose. shower so low a grown man cant stand up in it ... the most rediculous thing though is a bathroom without any hooks to hang your towels on. clogged bathroom sink, crack in the window.
manager on duty (who did not let us in when we rang doorbell on arrival, other guest leaving did) told us no other rooms available. other manager all of a sudden let us choose from 2 different rooms.
terrible rooms cramped with random furniture, bed next to the wall. kitchenette ok, but rooms just too small for it. rather have a bedside table on each side of the bed with a lamp so you do not have to turn off the light and find your way around in the dark. there is only one key to the room available, for two people maybe not coming home at the same time etc etc etc.
we stayed there before the big refurbishment a couple of years ago three or four times and we remembered the place as a nice small b+b like hotel with a friendly athmosphere. when we came back this time is was a huge disappointment, to say the least! actually you do not expect standards to go down but rather improve after refurbishments, don't you?
making you pay at ckeck in plus charging a deposit is very unusual and very rude and does not make one feel a welcomed guest at all but more like a criminal who plans to bail anyway.
we guess this procedure guarantees you that people do not check out again immediately after having seen their room. we definitely would have done so had it been possible.
i highly recommend you go from 3 stars down to 2!!!

Pros: Close to the tube, room was clean.
Cons: Plumbing in bathroom needed work, and it was very loud, no soundproofing between walls and ceiling at all. tiles in bathroom in bathroom are loose, which could lead to a bigger problem. hotel copied passports, which in our opinion was too much information. they also charged an extra 5% for using a credit card, and didn't ask if we wanted to charge in gbp or usd, so we got automatically charge usd at a poor exchange rate. we had to pay before seeing the room at all. there were also long black hairs in our sheets, possibly from the cleaning lady.
Cons: Got caught in ash and had to divert to paris for 2 days and the dylan house still charged for our room even though i called them and i believe they had vacancies. the charged us for internet but it only worked 2 of the days out of 4 we stayed. room was in the dungeon basement. pretty poor place.

Cons: The room is extremly small, this is not an apartment, where you can use the kitchen, because the kitchen box is on our head!. the bathroom is too small, you have to open the bathroom door when you brush your theet, otherwise you will be wet. it is too loud, you can hear everyone who go in his room or out of his room. you can also hear your neighbours speeking or watching tv.the photos shown on the web page aren´t representing the true.

Cons: Generally quite dirty in the common areas. had to walk about a mile to cash my traveller's cheque as the hotel did not accept traveller's cheques, even in pounds. the owner was bashing at the door for about 2 hours as he had locked himself out. the owner was not in the office much of the time leaving us to wait for long periods. not very impressed.
