Standard of rooms are not good but service and location are excellent. Just minutes of walk from Victoria station. Personnel of hotel service minded. Breakfast they serve is continental but around hote there is plenty of restaurants where you can eat an English breakfast.

first room had broken boiler and was not told no hot shower next morning, give beneifit of doubt since do believe they had tried to get fixed duriinng our walkabout. did move us next day and showers hot. rooms are small and en suite shower smaller but access to shared shower as well

The location is a good one. On the other hand rooms are very small, expensive and it was impossible to sleep because you could hear the train and metro coming and going all the time under the window. We kept on asking for another room and it helped a little bit. Still noisy

Good location near the Victoria station. You can hear and sense the train rumble well. Interior is worn out. Well, I was looking for a place where you have a lockable door, a bed and a bathroom for a rather low cost, and this meets the minimal requirements. English is not my first or second language, but usually I get along. Here, the English the staff spoke was hard to understand.Room had a functional TV but no internal telephone, and no WiFi. Breakfast was a joke, luckily there's a good cafe to the left from the door, facing the pub. Outside the cafe is a bike rent/return spot.Check-out is already at 10 a.m., and there's no safe room to store your luggage.

Budget hotel, very basic room, bathroom tiny but functional. Clean and comfy beds. Continental breakfast fine. Good location for Victoria station. Booked originally as it offered free cancellation. Adequate for a one night stay.

This room was dire! The train/underground line is at the bottom of a very small garden, about 50' away and they ran all through the night. The Bathroom was so small and dirty. There was a access panel under the basin that would not close, this looked gross. One electric socket actually sparked when we plugged in our mobile charger. The headboards on the twin beds were so dirty and black along the top. One headboard had a cigarette burn in the middle of it. We didn't try breakfast! There was a smell in the whole room. Outside the room there were 2 large rolls of carpet lying up the stairs glad we didn't have to attempt to climb them. Not a good night and thank goodness we only stayed one night.

never stay here unless you ghave slept in the streets for years and someone offers u a night here... and you in the lobby!how about saying fu**ing hello when guests arrive..service at its poorest....

Our room was quite small and so was the bathroom (make sure you use the toilet before you have a shower - otherwise you'll get wet feet). But that was OK for us - gave us a cosy feeling! Everything was very clean and nice. We slept tight. Breakfast was OK (cereals and toast) and the staff was nice and quiet. We really enjoyed our stay at Holly House Hotel.

It was inexpensive compared to the other hotels to chose from. I suppose one must not expect miracles for pennies. The bathroom/shower was rather primative and there was an unpleasant odor to the room in general. But, I slept better in that bed than I have in a long time anywhere else. Breakfast was scant; cereal, juice, toast and coffee. However, in the end, the hotel was sufficent for my needs. It is in a very convenient location.

Is a great place with a great price. Small rooms, but very clean and it does his job. The location is awesome. It's near the Victoria station, you can go walking to everywhere. The service is good too.

I was pretty dissapointed - in my opinion, the pictures on the web are missleading.The staff was very nice, and the breakfast was alright, but the room itself was in a bad condition... colour and veneer were coming off everywhere, the wet cell was a bit too basic really, and there were noises from alll over the place - I could hear every word spoken in the reception, every person going up the stairs, and I usually have a very healthy sleep.My standards are really not that high but I would not recommend this to a friend... I'd rather spend a couple of pounds more, or find a private bed and breakfast room....

Having read previous reviews, I was apprehensive at staying at this hotel. I had booked it solely because it was the cheapest I could find, it was right next to Victoria, where I was going to the theatre and where I had to board the Gatwick Express next morning, but reviews said be prepared for trains thundering past, cramped rooms, grotty bathrooms and less-than-helpful staff. Thankfully, most of this didn't apply in our case. My daughter and I had booked a twin room, and we were in a reasonable sized room with a double bed and a single bed. The double glazing must have been good, because we could hear the trains but they didn't disturb us at all. Breakfast was basic (cereal, toast, tea and coffee) but OK, as that's all I eat at home. I would have preferred Marmite and peanut butter as a savoury alternative to the jams and marmalade on offer, but I enjoyed my breakfast and the waiter was friendly and helpful. The man on the desk when we arrived was not friendly, I can't say he was rude, but he could smile more and be more welcoming! But the one really bad thing was the bathroom. Our bathroom was in fact a wet room, and very small, so when you turned the shower on it soaked the basin and toilet and sprayed the towels you had to hang on the back of the door. There was a also a bad smell coming up through the drain in the centre of the room. We didn't use the fridge in the bedroom, but would have had reservations about doing so if we'd wanted to, because it dripped constantly, apparently because the icemaking compartment was not working and had thawed out. Howevver, I would certainly use this hotel again for the price and convenience.

good location for area I needed to access. Room allocated was close to a fire door giving access to two other rooms, the constant passage of other occupants was very noisy constant banging of fire and room doors untill early hours.the type of door control furnishings could be of a better quality to resolve the noise.Note: as an ex fire prevention officer I am aware of differing furniture available.thank you would use again.

Hotel was very handy for Victoria Station and looked nice enough from the outside. The room and beds were ok, the en-suite left a bit to be desired,. it felt grimy , a "shiny bowl" would have made a lot of difference instead of looking at the brown water marks inside the toilet. The toilet lid would not stay up so it would "rest" against your back when in use . They would be better removing the lid completely to avoid that. Shower worked and was hot but the water drined so slowly that you could only use it for a few minutes without risk of flooding the room. There was a small lcd tv in the room but you could only see it if you practically stood up on the bed as there was no adjustment to the viewing angle. Would I use it again? Probably not unless thare was no other chioce and it was even cheaper...
